Balancing cost efficiency, quality, safety, and client satisfaction is crucial. The Eisenhower Matrix helps prioritise tasks efficiently. Collaborating with construction companies provides practical insights, ensuring designs are implementable. Swift decisions and effective communication keep projects on track. Embrace lessons learned for continuous improvement and growth, ensuring efficiency and client satisfaction.

In the dynamic field of construction, successful project management depends on thorough and strategic planning and informed decision-making. Gathering all relevant information at the start of a project is critical. This includes reviewing architectural plans and consulting with stakeholders such as architects, construction companies, investors, and local government officials. Visiting local government websites for pertinent data is also beneficial. Additionally, examining both above-ground and underground infrastructure is essential, as outdated plans may require on-site test excavations.

Key areas to check include soil quality, site boundaries, and underground infrastructure. Although these checks may seem costly initially, they can prevent significant issues during planning and execution, ultimately saving time and money. Balancing priorities is another crucial aspect. Construction managers often juggle cost efficiency, quality, safety, and client satisfaction. When time is limited, organising construction tasks effectively becomes crucial. The Eisenhower Matrix, or Urgent-Important Matrix, is a valuable tool for prioritising tasks. This approach ensures that critical tasks receive the necessary focus, improving overall construction progress and goal achievement.

Discussing logistics and procedures with the construction company is vital. They bring practical insights that can optimise costs and offer efficient solutions. Ensuring that they can implement the architect’s design without issues is essential for smooth project execution. Listening to their feedback helps in finding cost-effective solutions without compromising design integrity.

Decisions in construction need to be made promptly to avoid increasing complexity and costs. Prolonged decision-making can disrupt timelines and budgets. Using a dedicated communication platform ensures that all team members are on the same page, enabling fast and effective responses. Every project is a learning opportunity. The concept of ‘lessons learned’ is crucial for strengthening collective knowledge and preparing for future challenges. Analysing both successful and unsuccessful decisions with your team fosters continuous improvement and growth. Reflecting on these outcomes should be an integral part of personal and professional development.

In conclusion, effective construction project management requires thorough data collection, strategic task prioritisation, collaborative discussions, swift decision-making, and continuous learning. Kleingärten is a place where time can simply stop, allowing you to slow down from everyday busy dynamics.

Kleingärten allotment gardens, offer numerous advantages for urban living. These small garden plots provide an escape from city life, promoting psychological and physical well-being through gardening activities. They encourage nature friendly practices, enhancing sustainability and reducing urban carbon footprints. Kleingärten creates strong sense of community spirit as neighbors share gardening tips and socialise.

In Vienna, we have many centrally located Kleingärten. Living in a Viennese Kleingarten is almost like living in a village within the city. These gardens also serve as private recreational spaces for relaxation and family activities and support urban biodiversity by providing habitats for various plants and animals. The experience of living there is simply magical.

In our architectural studio, we view Kleingärten as decentralised residential buildings organised horizontally. They act as positive green buffers and the lounges of the city. Viennese people love Kleingärten, and they are deeply embedded in the culture. Many families use Kleingärten as summer recreation spaces; however, as the Viennese Building Code (Wiener Bauordnung) allows us architects to design very attractive small houses for families to live in year-round, there is more and more families living through whole year inside their Kleingärten. For private clients, VR offers a unique opportunity to fully grasp the dimensions and feel of their future homes. This technology allows clients to experience the true scale and layout of their spaces, making it easier to visualise and make the right decisions at the right time. Embracing this cutting-edge approach ensures our projects meet expectations and dreams of future users.

🕶️ BIM + VR

Imagine walking through your home before it is built, experiencing every corner and every room in real scale. This is the power of VR. It allows us to visualize and interact with space, ensuring every decision is made at the right time. VR not only makes the design process more engaging but also significantly reduces the risk of costly changes during construction.

Throughout history, architects have built physical models to understand and present spaces to future users. As we evolved from pencil and paper to digital drawing, visualisations, and 3D models, BIM has enabled us to transform these models into interactive databases. These databases can be easily filtered, manipulated, measured, and analyzed for various information.

What’s still relatively new in architectural practices is using these central models for live visualisation. Often, architectural studios work on a 3D model, create 2D drawings for printed plans, and then hand over a separate 3D model to visualisation specialists. This fragmented approach can lead to errors.

By maintaining a single central model with BIM, we eliminate potential mistakes and can use modern technologies to explore the digital twin of a future building in real-time. For instance, with VR, we can interact with our central model and showcase the end result to the end user, providing a more immersive and accurate representation of the final project.

  • Equipment Requirements: Rendering live from BIM software requires VR headsets with cables, which can be cumbersome.

Recently, we had the privilege of participating as guest critics for the master thesis presentations of architectural students in Henan, China. It was an honour to review their innovative projects and provide feedback. Following the presentations, we had the opportunity to engage in an interactive discussion.

During our visit, we shared the story of our office, from its humble beginnings to the establishment of our current practice. We detailed our first steps, challenges, and milestones, providing a personal and inspiring narrative for the students. This presentation sparked a plethora of questions from the students, who were keen to learn about the intricacies of running an architectural office.

Our discussion also covered the differences between working with private and non-private clients, and we explained the unique challenges each type of client presents. Additionally, we delved into the topics of Building Information Modelling (BIM) and digital twin. We had an open and engaging discussion, comparing the approaches to BIM in China and Europe.

The exchange was dynamic and stimulating, providing valuable insights for both the students and our team. We left Henan with a sense of fulfilment, grateful for the opportunity to interact with such enthusiastic and talented students. The experience was enriching, reinforcing the importance of cross-cultural exchanges in the field of architecture.

Navigating Cost Savings in Construction: Strategic Insights from Our Experiences

In today’s construction landscape, managing costs effectively without compromising on quality is more critical than ever. High construction costs are a universal challenge, and every investor aims to keep these as low as possible. In one of our earlier projects, which you can view in detail here, we faced various challenges that led to innovative cost-saving measures.

⚖️Balancing Quality and Costs

From the very beginning our team, alongside the investor, was committed to delivering high-quality outcomes while staying within budget constraints. This delicate balance required us to scrutinise every cost element, identifying “Einsparungspositionen” — potential cost-saving positions that could be adjusted without undermining the integrity and functionality of the project.

🎯Strategic Cost Savings

One of our key strategies involved optimising material selections. By negotiating with suppliers and choosing locally sourced materials, we managed to reduce transportation costs and support local businesses, which in turn offered competitive pricing due to the shortened supply chain. However, in some cases, ordering materials from other countries proved more cost-effective, even when accounting for transportation costs. Although this isn’t always the best choice for the environment or local businesses, it was the most suitable option for our client at the time. Nonetheless, we found that certain fabrications were both more affordable and sustainable when sourced locally, striking a balance between economic and environmental considerations.

Another area of savings was in the method of construction. Adopting innovative building techniques that allowed for faster construction times reduced labor costs significantly. Techniques such as prefabricated components not only sped up the process but also minimised waste on-site, which is another crucial aspect of cost-saving.

We are sharing here a series of before-and-after photos showcasing our visualisations and the final construction outcomes:

1 | Front Facade: In the design of the front façade for our project, we innovatively combined elements of a pergola and a carport. Our intention was to enhance the entrance area with “vollholz” (solid wood) to create playful shadows and allow more natural light, thereby enriching the space’s quality. The carport, designed as an extension of the house, rests on the ground on one side and is enclosed with aluminium sheeting to ensure privacy. This design choice allows the opposite side to remain open, enhancing the connection to the neighbouring unit without compromising privacy, thanks to a strategically placed garden between two neighbouring units. During construction, cost-saving measures (“Einsparungspositionen“) were necessary, leading to design modifications. Instead of a glass-covered “vollholz” pergola, the roof of the carport was constructed with aluminium sheeting, reducing the costs associated with wood and glass. Additionally, to simplify the integration with the building due to complex interface points between the facade and carport builders, it was decided to support the carport with pillars on all sides. The planned privacy-enhancing aluminium sheeting on the plot’s perimeter was also omitted to cut costs further. The accompanying images showcase both our initial visualisation and the practical adaptations made during construction, reflecting how architectural creativity adapts to budget constraints without sacrificing design integrity.

Here are some advantages and disadvantages of this cost-saving measure:

  • Cost Reduction / More Affordable to Buyers
  • Faster Production
  • Easier Maintenance as the glass above the pergola does not need to be cleaned (simply no glass)

disadvantages:

  • Constant Shade: The space under the carport is almost always shaded, meaning the main entrance to the house remains dark.
  • Reduced Privacy: With the removal of the metal sheet “privacy element,” there is no longer privacy against the surrounding plots.
  • Lack of Dynamic Shadows: There is no interactive play with shadows in the entrance area.

2 | Backyard Aesthetics: A noticeable change in the backyard is the simplification of the facade. Initially, wooden window frames were replaced with metal for easier maintenance, and ultimately, they were removed altogether, leaving the windows frameless. This design choice aimed to highlight the windows with a “fensterband” effect, lending the building a more luxurious and visually appealing look. Additionally, we intended to manage rainwater through a concealed pipeline within the facade, a technique often reluctantly adopted by construction firms in Austria due to concerns about potential leaks or thermal bridging. While these issues are technically solvable and quality can be assured, many construction companies prefer simpler, less complex solutions to keep costs down. The accompanying images showcase both our initial visualisation and the practical adaptations made during construction.

🚀Technological Integration

Utilising Building Information Modelling (BIM) technology enabled us to simulate various construction scenarios to find the most cost-effective approach before beginning construction work. This proactive planning helped in minimising unexpected expenditures and ensured that the budget was adhered to from start to finish.

Our BIM models, as digital twins, help clients envision possible futures and decide which is most suitable for them. Clients often focus on the visual aspects of our BIM models and interactive, readable values such as quantity takeoffs and cost predictions. As architects, we harness the full potential of BIM planning and modeling, benefiting from:

  1. Enhanced design accuracy and coordination
  2. Streamlined project workflows
  3. Improved collaboration across disciplines
  4. Real-time updates and adjustments
  5. Comprehensive data management and analysis

These advantages allow us to deliver high-quality, efficient, and innovative architectural solutions.

💡Challenges and Lessons Learned

However, cost-saving does not come without its challenges. It was essential to manage everyone’s expectations — especially the investor’s — regarding the necessary changes to reduce costs while still achieving the desired architectural impact.

In conclusion, our project showcased that with careful planning, innovative strategies, and technology integration, substantial cost savings could be achieved without compromising on the quality of the construction. Each project presents unique opportunities for cost optimisation, and understanding where and how to adjust costs is key to successful project management.

This was a duplex house project that was quickly acquired after construction by new users — young families. We spoke with the new residents, and they were very satisfied with the results, even though we implemented the more affordable “Plan B” instead of “Plan A.”
